Pelham Holdings has been successful in bringing forward major housing sites and mixed use sites in the South of England for development for over twenty five years.

We identify, acquire, plan strategically and in detail to take important sites through the minefield of the planning legislation including Public Inquiries, Planning Applications and Appeals. On and off-site infrastructure including roads, parks, schools etc. are planned designed and built/funded as part of the implementation process to seek to maximize the site potential for the good of the landowners and community in a sustainable balance. Planning obligations, Section 106 etc., affordable homes and other ingredients to achieve a comprehensively planned scheme are also included in the negotiated package with local authorities.

We take medium term positions as the planning process takes several years to achieve success and the correct result.

We have completed from green fields communities of more than 5,000 homes such as Chafford Hundred in Essex and currently have sites for more than 9,000 homes in the planning stages and other sites of more than £40m in value where consent has been received and construction/sales are in hand.

We usually partner landowners in this process, by agreeing options to acquire their land at open market value less a discount only when the best planning permission has been obtained at our expense, thus eliminating the land owners risk. With the costs of the planning process frequently now exceeding £2m for medium size sites it is important to work with proven companies to improve the chances of a successful result.

We also deliver units of land with appropriate planning consent in lot sizes suitable for national house-builders.
