Working closely with professional planners, environmental advisors, transport engineers and other specialist consultants, we first look for suitable locations. We then plan the infrastructure necessary to support such schemes before preparing comprehensive planning applications and navigating the Local Development Framework and Regional Spacial Strategy processes.
Legislation can make these both lengthy and expensive, and with new Government provisions for affordable housing, environmental issues and the proposed new 'roof tax' - not to mention the target of 3 million new homes by 2020 - the partnership between landowner and specialist developer is now more important than ever.
Total transparency on the costs of major regeneration is hugely beneficial to landowners, developers and local authorities alike. Pelham Holdings offers this transparency; only when planning permission is granted do we purchase land at its full market value less a pre-agreed discount.

With the recent financial crisis; shortage of credit and almost halting of the market in its tracks it is important that landowners take a much more cautious view now and ensure that their 'partners' in development have not a unrealistically high exposure and are on the same side as the landowner.
The Pelham 'model' - which is to Option land with the right only to purchase when planning permission is obtained -at market value less a discount - is yet again proved to be the prudent one and good for the landowners as well.
We take a 3 year to 10 year view on the planning prospects and our interests are similar to landowners. Unlike house-builders - who wish to pay landowners the lowest price for land - we wish to ensure that the highest possible price is obtained when selling with permission. We therefore earn a performance percentage due to risking all the extensive planning costs and the strategy and decisions made with landowners are almost always able to be agreed as we wish the same outcome as the landowner.
